All I Want For Christmas

Is a new home!!! Now before you say bah humbug, Christmas decorations have been in the shops since August so it’s not too early to have this conversation. In fact, if you want to set up your Christmas tree at a different address, you’d better get to it. Times ticking and it’s getting to the last days for a purchase and transaction to happen that will allow you to move in before Christmas.

Let’s look at what’s needed…..

FIRST - find the house of your dreams. Easy right?  We have so many properties to choose from starting at $85,000 right up to $1,270 000 and every price point in between. As wonderful as it is buying a home that is completely finished, there’s something about buying a renovator at Christmas when you’ve usually got time off work and long summer days to get stuck into it. Come and talk to the HH Team. Let us know what you’re looking for. Just because you can’t see it on the websites or in the newspaper doesn’t mean it’s not available. This is what we do every day and we’re pretty good at it. I can guarantee there is not a question we haven’t heard or a reason we haven’t justified (or dismissed!).

NEXT - due diligence!! You know pest inspection, building inspection – all the important stuff. Get it done quick smart. The builders are busy this time of year too.

EARLY to MID NOVEMBER – EXCHANGE CONTRACTS!!  Most property contracts allow for a 35 or 42 day settlement period. Remember this is not set in stone. Negotiate your settlement day. You will find the vendors often want to complete the sale quickly too. This year the last working day is December 21st although some legal firms close earlier than this. Book your removalist now!!

MID DECEMBER – ideally you will allow yourself a week before Christmas to breathe. It’s a busy time – schools finishing, Christmas concerts are happening, work Christmas parties, Carols in the Park. In saying this, I remember a settlement happening on the 23rd December and they moved in on Christmas Day! The family just made sure they unpacked the right stuff first – wine glass anyone?
